    Important booking terms and general terms and conditions for your holiday at Newberry Valley Park Terms & Conditions Newberry Valley Touring & Camping Park has pitches for touring caravans, trailer tents, tents, campervans and motor caravans, as well as two shepherd's huts available for hire. A booking is a contract with Martin & Dawn Fletcher. All bookings are accepted on the basis that you, the customer, agree to these terms and conditions. We also reserve the right to refuse any booking. The terms contained in this contract do not affect your statutory rights. We reserve the right to ask guests who contravene these terms and conditions or, in any other way are behaving in a manner likely to cause distress or nuisance to other visitors, to leave the park immediately. In these circumstances, the holiday ceases and we shall not be liable for any extra costs incurred by you. If you have a complaint about anything during your holiday please raise it with a member of our staff immediately. If you wish to pursue it following your departure please write to us within 28 days of your departure. However, we do suggest that you contact us to complete a report about the complaint while you are on holiday. BOOKINGS Bookings can be made by telephone on 01271 882334 using a credit/debit card, or online using our booking system on the website. The prices listed include VAT. The information supplied at the time of booking will be stored on a computer for administrative purposes. Under no circumstances will this information be provided to a third party. Please check our Privacy Policy for details. The person who makes the booking is responsible for the booking and warrants that they are over 18 years of age and that the party will not exceed the numbers and units stated at the time of the booking and detailed on the confirmation. We accept group bookings under our strict policy as follows:- It is the responsibility of EVERY ADULT in the group to be aware of and uphold our site rules at all times. Specifically, we are a quiet family park, and when staying as part of a group it is easier to cause excess noise and disturbance to other guests. This is not acceptable, so all members of the party are asked to be extra vigilant to ensure this does not occur. If the disturbance is caused to other guests or the conduct of any member of your party is unacceptable, we reserve the right to ask you to vacate the pitch and leave the park, and no return of your pitch fees will be given. The pitch fee includes one car, one unit (caravan, motorhome, tent etc) and 2 persons. The size of the unit (and the free awning) must be provided at the time of booking, so the reception team can provide you with an adequate sized pitch. Should you subsequently alter your requirements we cannot guarantee to provide an appropriately sized pitch. Any extras (pup tent max 1.5m, gazebo, trailer or second car) will be subject to charges and space, the size will need to be provided and approved with the reception in advance. Only one vehicle can be parked next to the pitch. All other vehicles including boats must be parked in the appropriate parking area in agreement with park staff. A contract exists as soon as we receive an initial booking payment. Our standard procedure is to then issue a confirmation, usually by email and you should please check this carefully to see that it reflects your wishes. Please inform us of any discrepancy within 7 days. If your holiday is due to start within 14 days of booking, a confirmation document may not be sent. A deposit must be paid at the time of booking. This payment, which is treated as part payment of your holiday, is not refundable or transferrable, except under the conditions of the Holiday Protection Plan as detailed below. The required deposit is £50 per week or part week. The balance of the price of your holiday must be paid at least 28 days before the start date. PLEASE NOTE: no reminder will be sent to you. If the balance is not paid in time, we are entitled to cancel the holiday and retain your deposit. Arrival time is from 1 pm for pitches, and from 3 pm for Huts. Please advise us if you are likely to arrive later than 5 pm. Latest arrival time is: 9pm during peak season, 7 pm in midseason, and 5 pm in low season. If we have not heard from you within 24 hours of your expected arrival we reserve the right to re-let your pitch. Every endeavour will be made to allocate guests the pitch of their choice, however, it must be clearly understood that acceptance of a booking is not conditional on the allocation of a particular pitch. Your pitch number will be confirmed on arrival. If you are not satisfied with your pitch please inform the warden who will contact reception. We will do our utmost to accommodate your requests where possible. During low and mid seasons some facilities may not be open due to lack of demand and weather conditions, therefore we advise you to check what is open before booking. CANCELLATION In the event of cancellation, no refunds are made, except under the terms of the Holiday Protection Plan. However, if you have purchased this at the time of booking you will be covered for some of these costs depending on when you cancel and the reason for cancellation. We, therefore, cannot emphasise too strongly the wisdom of taking out this plan or purchasing your own holiday cover if you prefer. The Holiday Protection Plan fee and any administration charges are non-refundable in any event. Full details of our Holiday Protection Plan are detailed below and can also be found on our website. If our Holiday Protection Plan is not taken at the time of booking you will be liable for the full cost of the booking with NO refund given. If you have purchased your own holiday cover then you will need to liaise directly with your provider. Should you need to cancel your booking for any reason call us immediately on 01271 882334 and we will advise you of the procedure and email a Cancellation Form to you. Cancellation will not take effect until we receive email or written confirmation using the form provided and copies of the relevant documentation as proof of cancellation for the stated reasons. If this is not received before the day of arrival, no refunds will be given. All certificates, information and evidence provided by you shall be at your expense. Should you need to cancel on the day of arrival or cut your holiday short after it has commenced, we regret that we are unable to refund any monies paid. No refunds can be given if guests depart prior to the end of the booked holiday, unless they do so as the result of the breach of some obligation on our part, which would justify cancelling the holiday, and only if we have been given an opportunity to correct the issue. HOLIDAY PROTECTION PLAN A £2.00 per night charge is payable in addition to the deposit payment and at the time of making the booking. If you are booking online this will automatically be added, but you can choose to remove the charge during the booking procedure. We guarantee that this payment protects you up to 1 pm on the day before your holiday commences against loss of monies already paid, excluding the cost of the plan. Qualifying reasons are: Accident or injury, illness or death of any member of your party Redundancy Jury service Appropriate authoritative documents are required e.g. Doctor’s note, Death Certificate, Redundancy Notice under the Payment Act. You are required to inform us immediately and by 1 pm at the latest on the day before arrival. Any supporting evidence should be sent to us by recorded delivery or email. We will not be responsible for any emails not received therefore the responsibility to ensure that the documentation is received lies with you, the customer who made the booking. Please note that this plan does not cover adverse weather conditions, mechanical breakdown or accident. Claims outside the specified reasons for cancellation cannot be entertained. In all cases, once your holiday is due to start ie the day of arrival, there’s no transfer or refund of any monies paid and should you cut your holiday short after it has commenced, we regret we’re also unable to make any full or partial refunds or transfers. If, after the booking has been confirmed, you wish to amend it for any reason, then the following terms apply: For amendments more than 28 days before arrival: If there is availability and we accept the change, there will be no amendment fee charged for the alteration. If you alter your booking to a date with a higher tariff then you will be responsible for paying the additional holiday cost, if you amend your dates to a lower tariff then the total holiday cost will be reduced accordingly. For amendments between 28 - 8 days before arrival: Holiday Protection Plan not purchased: If there is availability and we accept the change, there will be an amendment fee of £25 per booking. If you alter your booking to a date with a higher tariff then you will be responsible for paying the additional holiday cost, if you amend your dates to a lower tariff then there are NO refunds. Holiday Protection Plan purchased: If there is availability and we accept the change, there will be no fee charged for the alteration. If you alter your booking to a date with a higher tariff then you will be responsible for paying the additional holiday cost, however, if you amend your dates to a lower tariff then there are NO refunds. For amendments between 7 - 1 days before arrival: Amendments can only be considered at this stage if you have taken out our Holiday Protection Cover when you booked, subject to amendment for one of the qualifying reasons stated above and if there is availability. Under these circumstances if we accept the change there will be an amendment fee of £25 per booking. If you alter your booking to a date with a higher tariff then you will be responsible for paying the additional holiday cost, if you amend your dates to a lower tariff then then there are NO refunds. It should be noted that we cannot change dates from one calendar year to the next. In circumstances beyond our control, or in the event of a serious breakdown of services, other emergencies or withdrawal of your pitch from service, we reserve the right to offer you the opportunity to change the date booked, offer an alternative pitch if available or cancel and receive a full refund or credit. No claims for compensation in respect of the above events can be accepted. If your holiday is cancelled by us due to non-payment of the holiday balance by the date specified on your confirmation by yourselves then the above terms do not apply. SITE POLICIES Holiday behaviour, standards and termination By making a booking with us you have entered a contract in which you undertake, on behalf of yourself and the people in your party (including children), to adopt the following standards of behaviour. We reserve the right to refuse admission to the park and all facilities, to refuse any booking or terminate any holiday, or to remove any persons, dogs or property that in our opinion are not suitable to use the park. Our site policies are to ensure not only the comfort but also the wellbeing and safety of our guests and staff, which we take very seriously. Our full Health and Safety Policy and Emergency Action Plan are available for inspection in Reception. Follow the latest COVID protocols on site. If current government guidance requires you to self-isolate you must not travel to the park, if already on site you must pack your unit and return home immediately and subsequently inform us by phone or email. Absolute quiet hours are from 10.30pm until 7.00am. Please respect your fellow guests and keep noise to an absolute minimum. You must ensure: You act in a courteous and considerate manner towards all staff and guests You supervise children properly so that they are not a nuisance or danger to themselves or others All vehicles conform to the Road Traffic Act and have current tax, MOT and insurance You make yourself aware of the nearest fire point You keep dogs on a short lead on the park at all times, including at your pitch, you clean up after your dog, and you only use the designated exercise area for off lead Whilst on the park you must not: Commit any criminal offence or undertake any criminal activity Commit any acts of vandalism or nuisance Keep or carry any firearm or any other weapon Use any unlawful drugs Create any undue noise or disturbance Carry on any trade or business on the premises Charge any electric vehicles using the electric hook-up point unless by prior permission Bring lorries or other commercial vehicles on the premises Use any recreational vehicles, including motorised scooters Undertake or commission any mechanical or repair work on the premises Leave your dog unattended on the premises at any time Use any open fires or ground-level barbecues Use any generators Disturb any natural areas or cut or damage any trees or other vegetation, Hang any washing lines from, or tie ropes to any trees

  • Access Statement | Newberry Valley Park

    Important booking terms and general T's & C's for your holiday at Newberry Valley Park Access Statement Set in an open valley, the park is laid out in terraces and there are some areas of undulation. Close to the site entrance, there is a small arrivals parking area, which is on a slight slope and laid in tarmac. Also just after the reception, there is a further small parking area on level concrete at the front. RECEPTION & CENTRAL AMENITIES BUILDING There is a concrete step of about 8" high and then a right-angle turn to a fixed concrete ramp leading to the reception entrance. There is a handrail on one side of the ramp and a wall on the other. At the top of the ramp it levels out and the tourist information leaflets are positioned here. Then there is a raised door threshold of approximately 3" high into the reception and small shop. The reception and shop are all on one level with the service counters all set at 3ft high, and low shelving in some areas for ease of use by visitors. Non-glare, non-flicker lighting is provided in reception and shop. The reception is only open when manned and staff are always willing to assist. PITCH AREAS AND PARK GROUNDS All pitch areas can be fully accessed by car on tarmac or grass roads, and have space for parking for one car provided on the pitch. Minimal lighting is provided around the park, which is kept to a minimum in line with the park’s environmental policy. There are four fields, each with terraces... Field 1 has three terraces, which are separated by barriers and hedging, with only rough sloping grass paths interconnecting between the terraces. This field, being closest to the reception and shop, is approximately 125 metres from the toilet & shower facilities. In Field 2 there are four terraces with five rows of pitches, again separated by barriers and natural hedging. Included in this field are the premier block-paved fully serviced pitches, which have water & waste connection, a level surface, electric hook-up and lighting with a wooden bench design picnic table. All other pitches are grass, basic or serviced pitches of varying sizes. Situated between fields 2 and 3 is the toilet and shower amenities block (for details see separate information below). Field 3 has five rows of pitches which are on three terraces, and they are all serviced. There are a limited number of hard-standing pitches on the higher terrace. At the rear of field 3 is Ash Meadow overlooking the lake, with just 6 premier grass pitches access to which is over a hardcore road with an uneven surface. These are positioned approximately 180 metres walk from the main amenities block. Finally, in field 4, which is the furthest from the shower facilities being about 350 metres away, there are Premier and super-grass pitches. Again these overlook the lake, which is securely fenced from the pitches. CHILDREN & DOGS Access to the children’s play area is via an additional terraced section at the rear of field 3 and over a bridge which crosses the stream. This area is uneven and rough cut for adventure. Young children must be supervised at all times. Dogs are welcome in the park and must be kept on leads. Assistance dogs are welcome in all facilities and areas at all times. At the rear of field 4 is a meadow area where dogs can be walked and there is access to the woodland walk too. Both the field and woodland area are sloped and uneven and not suitable for wheelchairs – they are purposely kept as natural as possible for environmental reasons. TOILET & SHOWER AMENITIES BLOCKS There is a hardcore parking area at the lower end of the ablutions block with the facilities accessed by a gently sloped block-paved access on both sides, with 5 block-paved deep steps running to the door. There are two parallel corridors with a total of 11 shower rooms including a disabled room with bars adjacent to the toilet and shower area, a free-standing shower seat, and non-slip heated flooring throughout. There is also an individual coin-operated bathroom and 6 private washrooms with standard toilets which do not include full disabled facilities. There is a laundry room with coin-operated washing machines and tumble dryers, a sink for hand washing and wall-mounted free iron. There is also a baby-changing area and a separate dishwashing room with standard-height sinks. OTHER INFORMATION & SERVICES Our staff are appropriately trained and aim to provide a comprehensive service to all of our customers. They would be happy to discuss your personal requirements with you. We make every effort to anticipate the likely requirements of our guests. However if you need any help at any time during your stay, please mention this to our staff, and they will be pleased to assist. We offer all customers assistance in pitching a caravan or motor home. Mobile phone networks and digital TV can be accessed on the most areas of the park.

    Our location at Newberry Valley Park is perfect for exploring the best of North Devon & Exmoor Discover & play in the heart of nature Discover the beauty of North Devon & Exmoor Around the campsite There's plenty to explore around the campsite... There are our three lovely alpacas - Jess, Cocoa and Tilly - all of whom are very inquisitive and pretty nosey. You can walk up into the viewing area and spend some time just watching them frolic in the field. Take the path up to the woods and you'll find the gate entrance into the spacious dog field, which is fenced and gated (please be aware that it is on a steep hill). Continue up the path and you can explore the ancient oak woodland (again very hilly but well worth the hike to the top). From the open meadow, you can look down upon the large fishing lake and across the campsite. On the other side of the valley, there's the tiered children's play park that offers a world of fun and imagination. In the village It's only a few minutes walk from the campsite entrance to the beaches, pubs, and shops of Combe Martin, and you'll find some amazing rock pools and caves at low tide, and many lovely walks through the village as well as the South West Coast Path which passes through. Throughout the year the village holds a variety of weird and wonderful events including the historical "Hunting the Earl of Rone" during the Whitsun half-term holiday, the Strawberry Fair in June, and the renowned Combe Martin Carnival in early August and we even have the fabulous August Bank Holiday Mini Rally pass by right outside the entrance every year. In and around the village there are a number of unique attractions and things to do - the bay is especially popular with kayakers and paddleboarders, with its ideal location surrounded by the stunning North Devon coastline. The beach and seaside are the central point of interest and you can't beat fish and chips on the beach watching the most fabulous sunsets. Around North Devon & Exmoor Then further afield there is a wealth of lovely places to visit - there are unique gardens and places of historical interest, a stunning coastline with golden beaches and pebbly coves, family fun and attractions, and beautiful, diverse landscapes with quaint villages and traditional market towns.
